    Examples of Planned Maintenance Advantages

    Dirty filters cut down on unit efficiency by reducing the optimum air flow required by the unit to do its job, thereby increasing unit runtime and energy consumption.

    Worn fan belts also reduce optimum air flow and increase wear on pulleys which also increase runtime and energy consumption.

    Dirty condenser coils will cause A/C units and refrigeration to run at a higher than normal head pressure because of the reduced air flow. This condition causes the cooling compressor to run out of design, work harder and use more energy to do the same amount of work. It’s like covering the radiator on your car with a blanket. If a compressor fails due to this condition, the compressor warranty could be voided.

    Dirty condenser coils cause compressors to run hotter which causes oil to break down and will lead to premature compressor failure and possible system damage. It also increases system runtime and energy consumption.

    Dirty air filters and cooling coils will cause liquid refrigerant to migrate into compressors which dilutes the oil and causes bearing surfaces to wear prematurely. In extreme conditions it will fracture the valves or cause complete mechanical failure of the cooling compressors.

    Savings Mean Profits

    When estimating the value of Planned Maintenance, you must take into consideration not only the resulting energy savings, but the gross sales your company would have to generate to make up for the lost energy savings.

    Example: If your company saves $400 annually on energy consumption because of proper equipment maintenance, and your profit to gross sales percentage is 3%, then your company would have to increase annual sales by $13,333 to equal the same savings. (Note – divide energy savings by profit for gross sales percentage)

    Example: For every dollar you lower operating costs you increase your property’s value by $8 to $12 dollars. If you decrease operating costs by $1,500 the property’s value is boosted by $15,384 with the CAP* rate of 9.75%. (Note – divide energy savings by CAP rate)

    *CAP (Capitalization) is the process of converting a property’s anticipated future income into value.
